Alert to Harford County Home BUYERS!

The media has been telling you for weeks that the housing market is in a deep dive.  Here are some facts:

1.  Over the last 30 years, the home values have risen more than 6% annually.  

2.  On average, a homes value nearly doubles every 10 years.

3.  Nearly 60% of the average persons wealth is in the equality of their home.

The above facts are from the National Association of Realtors home survey and the federal governments HUD statistics.

Market Conditions for Harford County Real Estate

We are showing a return to the pre-holiday position with the total number homes jumping up to almost 1900 homes, an increase from the first of the year of about 80 homes.  We are still down from December, so another month will need to go by to see what the trend is going to be.  Our opinion is that more buyers will be seen on the market and the number of actives will go down, number of contract/contingents will go up and solds will go up.  Only time will tell.

Taking into account the above numbers, and experience with our various networking experiences, buyers seem to be starting to move off the fence and make some moves for good deals that are presently available.  FHA rates are still below 6%
